Evans Jones were appointed by Rooftop Housing Association as Party Wall Surveyors to assist in the redevelopment of an inner city food retail site to create 95 flats.

Project Overview:
The project comprised the demolition of a supermarket site and construction of 95 flats on a relatively landlocked site in the centre of Gloucester. There were more than 15 adjoining properties in retail, food retail, commercial and residential uses.
We were appointed as Party Wall Surveyors to deal with the multiple adjoining properties.
Challenges:
The first challenge was to establish ownership of 15+ adjoining properties, some of which had more than 1 tenant, to allow service of notices to allow the demolition and strip out phase to commence ASAP.
Once demolition was underway we then had to react quickly to establish and agree temporary works to several adjoining properties as the superstructure was uncovered.
We dealt with notices and awards in a phased approach to allow demolition, temporary works, piling and finally construction to proceed without delay.
Latterly we prepared addendum awards to address minor damage to adjoining properties including calculations of payments in leiu of damages.
Results:
We established ownerships and, more importantly active contacts of adjoining owners with some good old fashioned 'leg work'. This meant that we received responses to all notices thus mitigating the risk of delay.
We liaised closely with the D & B contractor and Engineer to agree temporary works once demolition was in progress, again allowing works to progress and then issued notices as the design developed.
At completion we engaged with adjoining owners and their surveyors to prepare addendum awards for minor damage including payments in leiu bringing disputes to a close to the mutual satisfaction of Building and Adjoining Owners.
