The bulk of the planning division’s workload is in the submission of well prepared applications for planning consent, change of use, listed building consent, lawful development certificates and conservation area consent.
Well thought out and justified proposals are essential to the success of any application. The days of simply encircling a site with a red line banging in an application and hoping for the best are long gone.
The general public, pressure groups and competing business interests are now much more engaged in the planning system. It is thus essential that even the simplest of applications seeks to address the issues likely to be raised during the planning process.
Failure to identify and address issues at the onset will lead to delay and potentially wasted time in the re–submission of applications.
At Evans Jones every application is submitted with some form of justification statement, ranging from a simple letter for small un–contentious applications through to a full Environment Impact Assessment and justification statement for the more complex schemes.
