Project Overview:

The re-purposing of large, listed buildings always presents special challenges. In this case two substantial Grade II Regency Villas had been in public ownership for many years, formerly used as offices for an NHS Trust. Our client purchased the buildings, instructing Evans Jones to secure both Planning and Listed Building consent. Following approval Evans Jones project team took the scheme through procurement and project management delivering fully refurbished and extended Villas for the provision of new boarding houses.

Challenges:

The redevelopment of any listed building is challenging. In this case those challenges were elevated due to the constrained site and prominent location within a designated conservation area. The planning team negotiated approval, offering a package of heritage and planning benefits to support the change of use and extension of each building.

The Results:

The contract was subsequently split into 4 phases, however to ensure that planning and listed building certainty was secured it was necessary to secure both planning and listed building consent for the complete project and then seek phased approval to ensure that the phasing aligned with the proposed work schedule. All 4 phases have now been successfully completed  providing high quality boarding accommodation and associated support staff accommodation.
