A Commercial Building survey is designed to offer you a detailed appraisal of a building, usually but not exclusively, prior to purchase or taking on a lease of the building.
Our survey will identify any major defects or problems and thus assist you in negotiating a reduced price, prevent you from proceeding with an unwise purchase or, in the case of a leasehold premises, enabling you to exclude major defects from your repairing obligations. In such an instance we can also offer a schedule of condition which can be used to limit your liability under the lease.
Our main expertise is as Building Surveyors but we work with partners to provide other pre and post aquisition surveys to include:
- Mechanical and Electrical Surveys
- Asbestos Surveys
- Health and Safety Audits
- Legionella Audits
- Fire Risk Assessments
- Concrete Testing
- Acoustic Testing
We are also able to offer an Access Audit ‘in house’ by one of our Registered Access Consultants.
Whether some or all of these services are required will depend on the nature of the site and your brief and thus we aim to establish the scope of service you require at the earliest possible stage.
Where you plan to re-develop, refurbish or extend the property we can also offer a full service including planning consultancy, design and project management.
Where you are already in occupation we can also provide reports on specific defects setting out both the cause and repair method.
