Access Statements were first formalised in Part M of the Building Regulations that were introduced in May 2004. This innovation enables the design team to explain why an alternative to accepted good practice could or should be used in situations where site conditions make an alternative design acceptable.
With the requirement to provide Design and Access Statements in most planning applications from August 2006, this is a growth area for Evans Jones. Access statements should be evolving documents, being tailored and updated as the design of a scheme develops.
Evans Jones is presently advising on Access Statements for:
- a number of very substantial multi–storey flats
- a new concept in retailing in the construction industry
- the new grandstand at Epsom Racecourse
- a 60 bedroom hotel
- and at a strategic level, advising Travelodge regarding the standard design of its new hotels.
